Buyers looking along the M-2 near Thalian often shortlist both Faisal Town Phase 2 and Capital Smart City. Capital Smart City lies about 9 km from the M-2 toll plaza near Thalian, so the two share a general location. They are very different projects, though, and the better choice depends on what matters to you.
1. Approval status
Check each project on the Rawalpindi Development Authority's official lists. As we explain in our article on RDA status, Faisal Town Phase 2 does not yet have a final RDA NOC. Look up any project you compare it with in the same way, using the official list rather than a dealer's claim.
2. Development stage
Ask which blocks have possession, how many houses are built and occupied, and which facilities are actually operating. A project where people already live carries different risks from one where land levelling is under way.
3. Total cost, not the headline price
Compare the full price of the same plot size, including the down payment, every instalment, development and possession charges, and any premium for position. A lower down payment can hide a higher total.
4. Location and access
Measure the route from each plot to the places you will actually travel to — work, schools, family — using the M-2, the Ring Road and Chakri Road as relevant. See our location page for Faisal Town Phase 2.
5. Your goal
- Building a home soon: possession timelines and working utilities matter most.
- Building in a few years: the payment plan and approval progress matter most.
- Lowest entry cost: compare rates for the same size, then weigh the risks above.
