A payment plan is more than a monthly figure. Before you book, it helps to understand each part of it and what you are committing to. Here is how plans in Faisal Town Phase 2 are generally structured. Always ask for the exact schedule for your block and plot size in writing.
1. Registration fee
A small fee paid when you register interest in a plot — currently quoted at PKR 20,000 in Sector T and PKR 25,000 in Sector P. Ask whether it is adjusted against the plot price and whether it is refundable.
2. Down payment
The down payment is usually 25% to 35% of the plot price, depending on the block and size. On a PKR 3.59 million plot, for example, a 25% down payment would be just under PKR 900,000. This is the largest single payment you will make, so make sure the plot number, block and size are confirmed before you pay it.
3. Instalments
The balance is usually spread over 36 monthly instalments. Buyers living abroad can opt for quarterly instalments instead. Some plans also include larger periodic payments alongside the regular instalments, so read the schedule carefully rather than relying on a headline monthly amount.
4. The full-payment discount
If you pay the whole price at once, a discount is offered — currently up to 20% for overseas buyers and 15% for local buyers. Weigh this against what you could do with the money otherwise, and against the extra risk of paying everything upfront for a project that is still under development and awaiting final RDA approval.
Questions to ask before you sign
- Are development charges included in this price, or charged separately later?
- When is the plot number allotted — at booking, or after a certain number of instalments?
- What is the penalty for a late instalment, and after how many missed payments can the booking be cancelled?
- Are there extra charges for corner, park-facing or boulevard plots?
- What are the possession charges, and when are they due?
Keep a paper trail
Pay by bank transfer or pay order into the developer's official account, and keep every receipt with your booking form. If an instalment is ever disputed, these documents are your proof.
