Two plots of the same size in the same project can suit very different buyers. The right choice depends on what you plan to do with it — build a home soon, build later, or hold it — and on your budget for the whole payment plan, not just the down payment.
Start with the size you actually need
- 5 to 5.56 Marla: a compact family house; the lowest entry cost.
- 8 to 10.89 Marla: a larger family home with a lawn or parking for two cars.
- 14.22 Marla to 1 Kanal: a spacious home, or a plot for buyers who want flexibility.
- 2 Kanal: limited supply and the highest price; available in Sector P.
The sample 5, 8 and 10 Marla house layouts in the Model Block gallery help you picture how a home of each size fits its plot.
Compare blocks on more than price
Sector T has the lowest entry rates. Sector P has the widest range of sizes. Sector X is on the Ring Road side. Ask about each block's development stage: which roads are levelled, where the nearest gate is, and how far the plot is from the main boulevard.
Position on the street
- Corner plots get more light and frontage, but usually carry an extra charge and more traffic.
- Park-facing plots offer an open view and are popular with families, also usually at a premium.
- Boulevard plots are easy to reach but noisier.
- Check that the plot is not next to a planned grid station, nullah or commercial area you would rather not live beside.
Look at the master plan around the plot
Ask for the block map and mark your plot on it. Note the width of the road in front, the nearest park and where the planned mosque, school and market are. Remember that these are planned; see our guide to reading the master plan.
Make sure the whole plan fits your budget
Add up the registration fee, down payment, all instalments and any extra charges for the plot's position. If the total only works when everything goes perfectly, consider a smaller plot. Our payment plan page lists the current indicative rates.
